Let's Talk About Fix & Flip Financing

Our fix and flip loan programs are for anyone looking to buy a "fixer." Simply purchase a property under market value, rehab it, and re-sell it as quickly as possible. We finance both acquisition costs AND renovation costs. 

Program Details

 

  • Loan Amounts up to $7.5M.

  • 100% Financing if ARV (After Repair Value) is ≤ 75%.

  • Interest-Only Payment.

Who Can Benefit from a Fix & Flip Loan?

 

Fix & Flip loans are intended for investment (spec) fix & flip or fix and hold (rent) transaction only. There are 3 investor tiers which range from highly experienced to investors who have no prior investment property experience. 

Tier 1 Investor
(Highly Experienced)

 

  • 5+ Investment Properties (owned or sold in the last 36 months)

  • LTV MAX 

    • Acquisition 75-80%

    • Rehab Funds up to 100%

    • Max 75% ARV

  • Owner-Builder Allowed or Use of General Contractor

  • 1-Year Term Only w/ No Prepayment Penalty

Tier 2 Investor
(Seasoned Experience)

 

  • 1-4 Investment Properties (owned or sold in the last 36 months)

  • LTV MAX 

    • Acquisition 75-80%

    • Rehab Funds up to 100%

    • Max 75% ARV

  • Owner-Builder Allowed or Use of General Contractor

  • 1-Year Term Only w/ No Prepayment Penalty

Tier 3 Investor
(No Experience)

 

  • 0 Investment Properties (owned or sold in the last 36 months)

  • LTV MAX 

    • Acquisition 75-80%

    • Rehab Funds up to 100%

    • Max 70% ARV

  • Requires General Licensed Contractor

  • 1-Year Term Only w/ No Prepayment Penalty
